Cold Call · Prospecting
Purpose
Book the LEARN meeting. That is the only goal of a cold call.
Open with immediate credibility — your name, your firm, and a specific reference point that earns the right to the next sentence. A recent transaction nearby, a market insight, or a mutual connection.
Deliver your hook. One compelling statement that makes them want to keep listening. The more you know about their property and their market, the stronger the hook.
Qualify with one or two focused questions. Confirm they're the decision maker, surface immediate motivation, and signal that you're there to understand their situation — not pitch them.
Make the ask. Invite them to the LEARN meeting clearly, confidently, and without pressure. One meeting, no commitment required. Make it easy to say yes.
Navigate objections calmly and professionally. Label their concern, defuse resistance, and redirect toward the meeting.
How to run it
You are not selling the building on the phone. You are selling the meeting. Everything in the call bends toward a single yes: a time on the calendar for LEARN.

No prior relationship. Your Reference and Engage do the heavy lifting — lead with a real, local market fact that proves you know their world before you ask for anything.
Following a mailer, a market report, or an existing relationship. The opener shortens, but the sequence is identical — reference the touchpoint, then engage.

Discovery Meeting
Purpose
Understand the client's world completely. Everything in the VALUE pitch is built on what is learned here.
Open the meeting and give the client the floor. Build rapport for two to five minutes, then transition into a formal, structured conversation. Hear their world — don't fill the silence.
Dig into their situation through five structured layers — property, motivation, pain, desired outcome, and past experience. (See field notes, page 08.)
Qualify their timeline, decision-making authority, and readiness to move forward. Get a readiness score from 1 to 10.
Summarize everything you heard in your own words. No notes. Eye contact. This is the moment that separates Del Real from every other broker they've met.
Set clear expectations for what comes next. Tell them exactly what you'll prepare and deliver — and confirm the VALUE meeting date and time before you leave.

Pitch Meeting
Purpose
Win the exclusive assignment. Return with the client's story and the Broker Opinion of Value, and make the case that Del Real is the only logical choice.
Reconnect, recap what you learned, and confirm their situation and goals haven't changed. This shows continuity — and that you were listening.
Deliver the client's story back to them. They are the hero; Del Real is the guide; the Broker Opinion of Value is the plan. Make them feel seen and understood.
Present the Broker Opinion of Value — market & competitive, political & legal, location & site, and financial analysis. This is the credibility anchor of the pitch.
Differentiate Del Real. Make the case for why hiring anyone else would be a mistake. This is where the feeling of inevitability is created.
Ask for the business. Request the exclusive assignment clearly, confidently, and without hesitation.

Negotiating · Skill & Mindset
Purpose
A skill and mindset framework you apply at every stage of CLOSE — from earning a meeting, to winning the assignment, to closing the deal.
Prepare thoroughly. Know your numbers, their interests, your walkaway, and the market better than anyone in the room. Preparation is your greatest advantage.
Acknowledge the other party's perspective and emotions before advancing your position. Tactical empathy disarms resistance and builds trust.
Move beneath stated positions to the underlying interests. The deal lives in the gap between what people say they want and what they actually need.
Anchor your position in market data, comparable transactions, and objective criteria. This removes emotion from the numbers.
Deploy market knowledge, preparation, and relationship capital strategically. Conviction and depth of expertise become a negotiating weapon.
Make the other party feel heard and understood before advancing. Validated people become collaborative rather than adversarial.
Drive decisively toward commitment. Close the negotiation, confirm the agreement, and protect the deal.
